:: terms and conditions

This site is owned and operated by Law 4 Landlords limited which is a company registered in the UK (see "About us").

Your agreement will be with Law 4 Landlords LTD who are a limited company.

We will forward your details to the solicitors and they will then enter into a written contract with you (after you have read and agreed to their terms & conditions). We are not obliged to provide you with services at the price quoted as the contract to provide the services will be between you and the solicitors. That contract will be subject to the terms & conditions of the solicitors. If for any reason the solicitors are not able to provide you with the services at the price quoted, or there are additional costs which apply in your case, we are not obliged to reimburse you for any difference between the quote and actual costs or to provide you with an alternative service at the quoted price.

When you enter into a contract with the solicitor, part of that contract will involve an agreement that you will meet our administration costs to the sum of up to £25. This charge will be levied upon completion of your transaction and will be paid to us by the solicitors. This administration cost of up to £25 is the amount of our charges. You will also be asked to provide the solicitor with an authority which will authorise them to provide us with information about the progression of your conveyancing transaction. This will allow us to ensure that the service provided by the solicitors is satisfactory and will allow us to confirm the completion of the transaction at which stage our administration cost becomes payable.

Please note however that although the vast majority of cases will be charged at the quoted rate, there may be exceptional circumstances whereby the solicitor may need to charge extra professional costs. Such circumstances are set out in the solicitors' terms and conditions and are related to the amount of extra work involved in such exceptional cases. For example a situation where the solicitor would have to remedy a defected title or deal with unexpected defects within the title deeds. In such circumstances, the solicitors would explain the problems to you before you incurred any extra charges. You would then be given the option of whether you wish to proceed.

We do not charge our administration fee for non-completed transactions.
